Q: Is EstateCoin SEBI regulated?
EstateCoin is not a SEBI-regulated product. It is structured as fractional property ownership through White Soil Advisors LLP (LLPIN AAT-7542), registered with the Ministry of Corporate Affairs. All properties are MahaRERA registered. Investment involves market risk. Returns are not guaranteed.
Q: What is the minimum investment amount?
You can start from ₹100 in our community property pool. Pre-leased commercial tokens start from ₹1,500 per token and residential tokens from ₹500 per token.
Q: How is rental income paid?
Rental income accrues daily based on your token holdings from day 3 of purchase. You can claim it anytime directly to your EstateCoin wallet (instant), or it is automatically credited on the 10th of every month.
Q: Can I exit my investment anytime?
Yes. List your tokens on our investor marketplace and set your own price. Instant sell at NAV minus 2% is also available. Money reaches your bank in 1-2 business days. There is no lock-in period.
Q: Is my investment safe?
Your investment is backed by real pre-leased properties in Mumbai held by White Soil Advisors LLP as nominee. However, real estate investment involves market risk and returns are not guaranteed. Tenant vacancy or market downturns can affect returns. Please read our full Risk Disclosure before investing.
Q: What documents do I need to invest?
You need a PAN card and Aadhaar for identity verification. Bank account details for withdrawals. The verification process takes a few minutes and can be done entirely online.
Q: How does daily income accrual work?
The annual rental yield (e.g. 5.5%) is divided by 365 to calculate your daily income per token. This amount accrues to your account every day starting from day 3 of your purchase. You can claim the accumulated amount anytime.
Q: What happens if the tenant vacates?
In the event of tenant vacancy, rental income distributions would pause for that property until a new tenant is found. This is a real risk of real estate investment. We maintain MahaRERA registration and property quality to minimize vacancy periods.
Q: Are the returns guaranteed?
No. Returns are not guaranteed. The yields shown are indicative based on current lease terms and can change. Property values can go up or down. Please read our Risk Disclosure carefully before investing.
Q: How are properties legally structured?
Properties are held by White Soil Advisors LLP as nominee on behalf of investors. Investors hold beneficial interest documented via our Master Investment Agreement accepted at signup. This is similar to how PropertyShare and other fractional real estate platforms operate in India.
